Homes and Utilities
Questions to ask before buying or maintaining a mountain property.
Water, wastewater, heating, electricity, internet, access, and emergency planning can vary from one property to the next.
01 · WATER
Does every home use town water?
No. Some properties use municipal water, while others rely on private wells or other approved systems. Confirm the water source, provider, permit history, treatment equipment, and testing records. Read Wells, Septic and Mountain Utilities.
02 · WELL TESTING
Should private well water be tested?
Private well owners are responsible for their water quality. Testing needs depend on the well, property, household, and any changes in taste, odor, appearance, nearby activity, flooding, or system performance. Use a qualified laboratory and follow current public-health guidance.
03 · SEPTIC
How often should a septic system be pumped?
There is no universal schedule for every system. Tank size, household use, solids accumulation, system design, and maintenance history matter. Inspection and pumping decisions should follow the system's condition and current Larimer County guidance.
04 · PROPANE
What should I know about propane?
Confirm whether the tank is owned or leased, who supplies it, how deliveries reach the property, where shutoffs are located, and whether the tank and lines have been maintained. Keep access clear in winter.
05 · INTERNET
Is high-speed internet available everywhere?
No. Service type and speed can vary by address. Verify availability directly with providers before closing, especially when remote work, security systems, streaming, or telehealth are important.
06 · OUTAGES
How should I prepare for power outages?
Know the utility provider, keep emergency supplies, protect temperature-sensitive systems, understand safe generator operation, and plan for communication, lighting, heat, water, and medical needs.
